It has been brought to our attention by two of our clients that there are at least two municipal lien search companies, that we are aware of, telling folks the code information can be found online. This is not true...when you look up cases you receive information on building violations only...it does not include any other type of violation such as lot mowing, things wrong with the buildings, etc. If you accept the online code information you may have an open code/lien and not know it. Please be careful and read below.
Hernando County will not be able to respond to permit searches, code/code liens at this time. They do not have a time frame as to when they will be back online. Please be patient as this is out of our control.
The Hernando County Property Appraisers website is experiencing an interruption of the countywide IT network. We are unable to obtain PA information in writing as of right now; they are answering phones and emails. We will do the best we can with the County being down.
The City of St. Cloud...the Utilities and Permitting Departments have been down for a while. Permit info can be given verbal; however, the Utilities cannot. Neither Department knows when they will be back up. Please be patient with us until they get up and running!
TOHO Water is unable to search the customer records currently residing with the City of St. Cloud. The City has not provided a timeframe for when the customer records will be available for review. Once the City's records are operational again, TOHO will perform a search and send responses.
We have been notified by the Seminole County Code Department that it will take 15 business days to receive a response to a request for information. This department is still down one person and the crew that is there are in and out of court. We know this makes things difficult but it is out of our hands. We will always try to obtain information as soon as possible but it has become near impossible.
We have been notified by Marion County the turnaround time for responses will now be more than 10 business days. The Code Department said there was an issue with their email and are now playing catch up.
With the rising cost of using FedEx, I need to raise the fee to $26 as I have been losing money on practically every envelope that is sent. Should you not want us to use FedEx, please let me know or if you need it to be approved beforehand we have no problem with doing so. I have been holding off for as long as possible and regret having to do this but I must.
Seminole County now has a $50 muni fee for a 10-day turn-around time and $150 for a 3-day turn-around. We are sorry for any inconvenience but this will be the only way to receive up to date information.
When one of your searches has a red box that says complete the green check mark to the left of it will open that report and will be printable. My company requests show all requests made by your company...my requests just show yours.
Hillsborough County Utilities now has a 30 business day turnaround time. There may be instances when we receive written info sooner but want everyone to know that it is going to take quite a bit longer than usual. The County will provide verbal info on money due and services provided. We would be able to complete your report with verbal info and written to be forwarded upon receipt. We will ask you if this will suffice before we do it.
Just a reminder that on June 1st, 2022, our muni search fee will be $99 (increase of $4) and our estoppel fees will go to $75.
